Frequently Asked Questions
Determine the purpose or goal of your project. Is it residential, commercial, for long-term use or re-sale purposes? Understand your target market and their needs. Assess the feasibility of the location and zoning regulations. You’ll also need to establish a budget and timeline for your project.
Generally documents proving ownership of the property are essential. Please provide a copy of the title of the property, copy of receipts for land takes paid, topographical survey of property and copy of surveyors ID indicating boundaries of property. You may also provide images of similar projects that may have inspired you… this will give us an idea of your vision and/or your design preference.
Stage #1 – BRIEFING
This begins with the initial meeting between the client and the architect. This is where the project is officially introduced and a kind of mutual understanding is achieved by both parties. During this stage, the project is defined, a site analysis is conducted, user needs are assessed and the budget as well as the timeline for completion are established.
Stage #2 – DESIGN DEVELOPMENT
This is the stage where the initial concept of the project is created. The sketches and diagrams are produced while the massing and layouts are curated. After feedback, the design is refined, materials are selected; building systems such as mechanical, electrical and plumbing are integrated then a detailed cost estimate is developed.
Stage #3 – CONSTRUCTION DOCUMENTS
At this stage the technical drawings are developed; compliance with technical codes and regulations are ensured and the necessary permits and approvals are obtained. Additionally, bid documents for contractors are prepared.
Stage #4 – BIDDING AND CONTRACTOR NEGOTIATION
This is the stage where contractors are invited to bid on the opportunity to work on your project. Bids are then evaluated based on price, experience and reputation. Contracts are then negotiated and contractors chosen.
Stage #5 – CONSTRUCTION ADMINISTRATION
During this stage, regular site visits are conducted to monitor the progress of the construction. Any issues that arise during the construction of the building are also addressed and resolved. The completion of the punch list is ensured, the project is finalized and payment application is administered.
Stage #6 – POST OCCUPANCY EVALUATION
At this stage, ,the performance of the building in use is evaluated along with the level of customer satisfaction. Additionally, lesson are documented for future projects.
We submit the applicable documents on the client’s behalf and monitor the approval process with all relevant regulatory bodies.
There is a payment schedule that corresponds with each phase that indicates when a part-payment is due.
Yes we do! We would need to conduct a site visit however, to determine the scope of your project beforehand.
No we do not! The scope of our services ranges from Architecture to Interior Design to Landscape Design.
Yes you may! We are generally available for consultation until the project is completed.
